Important Meeting - Tuesday, 10-23-07

Notice of a very important meeting Concerning Subsurface Gas Leases
We the Double Oak Committee to negotiate gas leases, announce the information and lease signing meeting which will be Tuesday night October 23,2007 at the Lantana Bible Church on 407 in Bartonville at 7:00 P.M.
The Committee that I chair consists of David Anderson, Forrest Crowder, Dianne Jones, John Dondrea and myself. We have very carefully considered our options in leasing our subsurface “Non Drill” gas rights to various drilling companies which have expressed an interest in grouping one acre or more lots together for an attractive lease fee. The gas well will be drilled in Flower Mound south of Knob Hill. The well will be drilled vertical for a mile or more and then drilled through the Barnet Shale parallel with the surface but a mile or more deep and north to Double Oaks Drive. It will include Simmons to the east and west to Park Lane. We believe we have negotiated an unbeatable deal with TADCO and Williams Production-Gulf Coast LLC. We strongly recommend that each of you come to the meeting with your spouse and get your questions answered and then sign your lease.
Basically the lease provides for a $4,000.00 per acre signing bonus per acre with no lot receiving less than the $4,000.00 even if your lot is slightly less than an acre. You would also receive a one fourth (1/4) Royalty on the gas production. The lease is for three years but the production Royalty checks typically are received for twenty to thirty years or more. This is almost an unheard of offer but when we group together as we have done, success is far beyond what any individual could accomplish.

| Holiday Book Drive

Hi All, I wanted to tell you about a wonderful giving opportunity. Greater Lewisville Cares is hosting a Holiday Book Drive to benefit the disadvantaged and special needs pre-k students at the LISD's Lillie Jackson Early Childhood Education Center. GLC hopes to have enough books donated to give each of the 240 students a new book for Christmas at their Dec. 20 parties.
Won't you help by donating a pre-K appropriate book for these children? Books in Spanish, board books, nursery rhythmes, etc. are all great options. Drop your books off to my home, 273 Raintree Drive, Highland Village or at the Trinity Presbyterian Church office, 5500 Morriss Road, Flower Mound by Dec. 19 please.

| Lease Formula From the Gas Development in Double Oak

There was a request at the last meeting for a work sheet of some kind to calculate our individual return from the gas development in Double Oak. A non active work sheet is attached and instructions how to receive active version.
This spread work sheet shows examples of proceeds to a leaser for his mineral rights as part of a pooled unit. This is a 1 acre area in pool in Pool of 320 Lease's

Following pages will display spread sheet with yield from 4 wells of 10,500,000 cubic feet, (displayed below), recovery per day. 10,500,000 cubic foot with 4 wells and with number of acres in pool: The spread sheet has these variables to change and colored columns will give associated results. 1. Hello Everyone,
My name is David Anderson. I live over on Double Oaks Drive. I been a resident of the wonderful community since 1991.
Recently, many of us who live in the area north of King, to west of Simmons, to Double Oaks Drive, and east of Park Lane have either received a telephone call or written correspondence from a company call TODCO Properties. First, let me say that TODCO isn't trying to sell you anything. TODCO is a Oil and Gas leasing company. They are involved with the gas well located south of Knob Hill over in Flower Mound. They want to lease our mineral right to do horizontal drilling under our properties for natural gas. The drilling will be about 5000' underground and will not effect the ground above. That is the Reader's Digest's version.
TODCO has sent out contracts to some of us but not to all of us yet. I personally was contacted , via telephone by a Walter Harvey about six weeks ago. To this point I have not received a contract. I talked to him yesterday and he said that everyone in this area effected by the drilling will receive a contract, via certified mail along with a bank draft. I have heard these bank drafts can be between $500.00 and $1,000.00. If you receive one and cash it, you will be bound by your contract they sent you. You will not be able to modify it if your neighbors are able to cut a better deal.
Last Thursday, there was a meeting at town hall of some of us who have either been contracted via the telephone or have been sent contract. Former mayor Bill Wilkinson set it up. It was an informal meeting to discuss the situation. There were about a dozen households there. We all agreed that the best way for all of us to get the best deal possible is to band together and talk with TODCO as a collective force. This has been done in different parts of Tarrent County and the results have been much better for all the homeowners who negotiated as a larger group.
We all agreed that we should talk to as many neighbors as possible and have another meeting. That meeting is set for Tuesday Oct 2 @ 7:00PM at the town hall. If you are interested in this issue, I highly advise you to come and hear for yourself and make up your own minds. Bill has taken his contract to an attorney who, if I recall correctly, has experience in oil and gas leases such as these. That document is attached to this letter.
One thing I will mention, if you decide not to participate in this action, or if you think you can hold out for something more than TODCO will ultimately offer. It will not stop the drilling. They have the ability to drill right around your property and cut you out. These offers that they are sending to us individually are not the best they can do. They are an opening volley to see if they can get as many people to buy off on this before a group representing the entire area talks with them. I will give you an example: in two other subdivisions in Keller and South Fort Worth, after the homeowners banned together, they got the equivalent of $2500.00 per acre for the option and the option was for 24 months not 36 months. The profit base was changed from being calculated at the well head to the transfer site which meant more money for the homeowners. These are the things we will be discussing at this meeting.
As I said before, talk with your neighbors and lets get as many households together to make the best deal possible. You are not under any obligation to participate in this.

Hello Neighbors,
The Gas Lease Committee met last night Oct 9th with TODCO and WILLIAMS PRODUCTION representatives to negotiate the best lease possible for all of us. We spent three hours with them going over all of the details of the proposed lease. It appeared to be a very productive and encouraging meeting. We hope to know within the next few days if they will accept our offer. We made sure that they were aware that we had done extensive research on other gas leases and the fact that we are also talking to other drilling companies/Landmen such as XTO and HOLLAND ACQUISITIONS.
At this sensitive point in our negotiations, we believe it best not to give out too many details of our strategy and dollar figures. Remember, that ultimately you will still have the right to refuse our negotiated lease deal, but we believe you will be happy with the results. Please do not sign a lease until you get the results from this effort.

| Flip side of Gas Drilling Operations

Having built my 'dream home' in the Taylor Oaks Subdivision here in Double Oak a year ago .....
And it now being within sight and sound of the Bartonville drilling operation on McMakin Rd. I feel it's equally important to discuss and understand the impact these operations make on the community.
The towers are eyesores, the bright lights make the area look like a spaceship has landed and the 24/7 noise that is allowed (at or near )hearing loss level, property value, environmental and health issues should get equal time.
No expert here.....just a very unhappy property owner who feel s 'they paved paradise and put up a parking lot' <---that line's a whole lot better if you know the song.
